What is a measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, an appraiser measures your home with a measuring tool — either a tape or laser measuring device. As they move around the home, they observe the layout of the rooms and other features, like closets, hallways, and pantries. They might sketch the property. Then, the appraiser creates a report and detailed sketch showing the total living area of the home and the overall layout. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service needed?

Real estate taxes

Property tax records often reflect the wrong square footage because the values can come from various sources, and sometimes go unverified — meaning you may be paying for more square footage than you own! Unless a certified appraiser has recently executed an evaluation on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before disputing your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a property

A home floorplan service can secure a fair price for your home. Area is one of the biggest factors potential buyers look for when purchasing a home — but since these values are frequently approximated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of your home as well as the number of potential buyers. The only sure method of using an accurate GLA when listing your home or property is to reference a previous appraisal or measurement service carried out by an appraiser (after any remodeling that might have affected square footage).

For real estate agents

To make sure that your client's property sells at a price that correctly reflects true market value, we recommend asking for a home measurement of the property. Clients, and potential buyers, will be grateful for your attentiveness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tool to entice potential buyers since they can see the layout and features of the house before and after touring.
